Suspended timber joist floors present a different challenge to any concrete-based substrate: the whole floor structure can flex under load, and liquid screed has very little tolerance for movement once it has cured. The joists themselves are rarely the direct substrate — a stiff deck above them is what the screed actually sits on, and that deck's rigidity is the deciding factor in whether the floor is suitable.

This is one of the more technically involved substrate scenarios and usually needs sign-off from a structural engineer on deflection limits before screed is specified.

The distinction between the joists as a structural frame and the deck as the actual bearing surface for the screed is worth being clear on from the outset, because it changes where money and attention need to go. Reinforcing joists that are already adequately stiff achieves little if the deck spanning between them is the wrong grade or poorly fixed, and vice versa — a heavy deck over an under-specified joist layout still deflects too much for a rigid screed to tolerate.

Suspended Timber Joists — the points that decide it

  • Screed is never poured directly onto joists — a rigid deck (typically P5 chipboard or structural ply) spans between them first
  • Deflection under live load needs to be within limits suitable for a rigid screed, commonly discussed in terms of span/360 or similar criteria set by the screed manufacturer
  • Joist spacing, span and deck thickness all interact, so upgrading the deck alone doesn't fix a floor that's under-specified structurally
  • A separating membrane or isolation layer is used between the deck and the screed to allow slight independent movement without cracking the screed
  • Additional noggins or strengthening between joists is sometimes needed on older or wider-spaced joists before a deck is overlaid
  • Perimeter movement joints matter more here than on concrete substrates, since timber floors expand, contract and flex more with humidity and load
  • Existing timber floors being refurbished should be checked for rot, woodworm or historic water damage before any deck or screed is specified over them
  • Manufacturer datasheets for liquid screed over timber usually give a minimum screed thickness specifically for timber substrates, often different from the figure quoted for concrete
  • A structural engineer's sign-off on joist span and deflection is worth obtaining in writing before ordering materials, rather than relying on a visual assessment alone

Why deflection is the limiting factor

Liquid screed cures into a relatively brittle, rigid slab. If the timber structure beneath it deflects more than the screed can tolerate under load — footfall, furniture, or point loads — cracking is likely, regardless of how well the screed itself was mixed and poured. This is why screed manufacturers publish deflection limits for their products over timber, and why an engineer's input on joist span and deck specification matters before committing to liquid screed on an existing timber floor.

Deck specification and isolation layers

A structural-grade deck — commonly P5 moisture-resistant chipboard or WBP plywood at a thickness suited to the joist spacing — is fixed over the joists first, well screwed down to avoid squeaking or movement. A separating layer such as a polythene DPM or purpose-made isolation membrane then sits between the deck and the screed, allowing minor differential movement without transferring stress directly into the cured screed.

The isolation layer also plays a secondary role in keeping the screed's mix water away from the timber below, since a saturated deck can swell, distort and eventually fail even where its structural grade and fixing were otherwise correct.

Assessing an existing timber floor before committing

Older suspended timber floors sometimes carry a legacy of DIY alterations, notched joists for old pipework, or areas of rot around external walls where damp has historically got in. None of these are necessarily a reason to rule out liquid screed, but they need identifying and, where necessary, repairing before a deck goes down, since a screed poured over a compromised structure will only expose the underlying weakness sooner rather than later.

A joist and deck survey ahead of ordering materials — checking span, spacing, condition and any historic notching for services — gives a much more reliable basis for specifying the deck and screed thickness than assuming a standard floor build-up will suit every property.

Perimeter and service detailing on a timber floor

Because timber floors move more than concrete with seasonal humidity changes, the perimeter movement joint around the edge of the screed needs to accommodate a slightly wider range of movement than on a typical ground-bearing slab. This is usually addressed with a compressible edge strip of appropriate thickness rather than anything unique to timber construction.

Service runs beneath the deck — pipework, cabling — should be finalised before the deck and separating layer go down, since lifting a fixed and glued deck to access services afterwards is far more disruptive than planning access points in advance.
