Even a well-poured liquid screed floor can end up with pockets that are thinner than specified, usually where the substrate or insulation layer beneath wasn't level, or where the finished floor level was set too tight against a fixed threshold or door. Because liquid screed self-levels to a flat top surface, any dip or high spot in the base becomes a direct thickness variation.

Thin sections matter more for liquid screed than traditional sand cement because the whole point of the pumped, self-levelling approach is a consistent depth over insulation or under-floor heating pipework; where that depth is compromised, the screed's strength and its ability to protect and evenly heat the pipework below both suffer.

Thin areas are not always visible to the eye once the floor is finished, which is why depth checks during and shortly after the pour are the main safeguard, and why suspicion often only arises later once a symptom such as cracking or an uneven heating response appears.

Confirming a thin area after the fact

If thin screed is suspected after installation, the direct way to confirm it is a core sample taken from the area of concern, which physically measures thickness against the specified depth. Non-invasive methods can sometimes give an indication but a core is the most reliable evidence, particularly if the finding needs to support a wider claim.

It's worth checking installation records, where they exist, for depth pin readings taken during the pour, since these can corroborate or help pinpoint where thin areas are likely to be before any core is taken.

Symptoms that suggest a thin patch

A crack that appears early, follows a fairly straight line, and coincides with a known pipe run or a change in insulation board type beneath the floor is a common early indicator of a locally thin screed. In under-floor heated rooms, occupants sometimes report a specific area that heats up noticeably faster or feels warmer underfoot than the rest of the room, which reflects reduced thermal mass over that pipe run.

Floor coverings can also behave differently over a thin patch: a rigid tile may develop a hairline crack that isn't present elsewhere on the floor, or a resilient covering may show a faint line where the screed beneath is flexing slightly more than intended under foot traffic.

Instrumentation used to investigate

Core sampling remains the definitive test, giving a physical cross-section that shows exact thickness, any voids, and where the pipe or reinforcement sits within the depth. Ground-penetrating radar is occasionally used on larger or higher-value floors to map thickness variation without multiple cores, though it requires specialist operators and is less common on typical residential and light commercial jobs.

Where depth pin photographs or laser level survey data from the day of the pour have been retained, cross-referencing them against the area of concern can sometimes narrow down the likely thin zone before any invasive testing is carried out at all.

Addressing thin screed

Where a thin area is confirmed and causing a problem, such as cracking or an under-performing UFH zone, the remedy generally involves either an approved localised overlay to bring the area up to specification, or in more serious cases removing and reinstating that section. The right approach depends on the covering to be installed, the extent of the affected area and whether UFH pipework is at risk of exposure.

Because thin screed over UFH pipe can create localised temperature variation rather than outright failure, some cases are addressed through revised heating system balancing rather than physical remedial screed work, depending on severity.

Preventing thin patches on future pours

The most effective prevention is a proper level survey of the substrate and insulation before ordering screed volume, combined with depth pins or a laser level set out across the floor so the pump operator has clear, physical targets during the pour rather than relying on estimation. Checking insulation boards are laid tightly jointed and haven't been locally compressed by site traffic before the pour also removes one of the more common hidden causes.

On projects where UFH pipe cover is critical, a written record of measured depth at several points across each zone, taken shortly after the pour while the surface is still accessible, gives a useful reference if a thickness query arises once the floor is in use.
