When a section of liquid screed is damaged, whether by impact, a service trench cut after installation, or a localised failure, it's tempting to patch it with an ordinary sand and cement mix because it's readily available and familiar to general builders. Unfortunately sand and cement behaves very differently to a flowing screed in terms of strength development, shrinkage and bond characteristics, and a patch made this way often becomes visible as a hard or soft spot, a colour difference, or a crack around its perimeter.

The mismatch is more than cosmetic. Sand and cement typically has different flexural strength and drying behaviour to calcium sulfate or proprietary flowing screeds, so a patch can behave as a distinct, poorly bonded 'island' within the floor that moves independently under load or thermal cycling.

Where the original floor incorporates under-floor heating, a sand and cement patch can also insulate or conduct differently to the surrounding screed, creating a localised hot or cold spot at the repair, which is often how the mismatch is first noticed by an occupant long after the general builder has moved on to the next job.

Over time, thermal cycling and foot traffic can open a crack at this junction, or the patch can debond entirely if surface preparation and priming weren't carried out to the same standard as the original pour.

Where the repair sits under a floor covering, the difference in surface hardness or absorbency between the patch and the surrounding screed can also cause an adhesive to behave differently across the join, occasionally showing through as a visible line in resilient floor coverings.

Symptoms that point to a mismatched patch

The most obvious symptom is a hairline crack that traces the exact outline of the repair, appearing gradually over the weeks following the patch as differential shrinkage and thermal movement take effect. A slightly proud or sunken patch, noticeable underfoot or visible in low raking light, is another common sign that the repair material's finished level or density didn't match the surrounding floor.

Where the repair is over UFH pipework, an occupant may notice the patched area feels warmer or cooler than the rest of the room once the heating cycles, reflecting the different thermal conductivity of sand and cement compared with the proprietary screed around it.

A more durable repair approach

A better outcome generally comes from using a proprietary repair mortar designed to be compatible with the original screed type, following the same substrate preparation, priming and curing principles used for the initial installation. Where UFH pipework is present in the repair area, care during cutting and reinstatement is essential to avoid pipe damage.

If patch repairs are recurring across a floor, it's worth stepping back and assessing whether the underlying screed has a more systemic issue that patching alone won't resolve.

Preparation and priming for a lasting patch

Cutting back to a clean, sound edge, mechanically preparing the exposed screed surface, and applying the correct primer for the substrate type are as important for a small patch as they are for a full floor, yet these steps are the ones most often skipped when a repair is treated as a minor job. Where a calcium sulfate screed is being patched, the same laitance removal and specific priming requirements that apply to a full installation still apply to the cut edge.

Allowing the repair material to cure for the period specified by its manufacturer before reinstating a floor covering or UFH operation avoids introducing a fresh moisture-related failure into what should otherwise be a straightforward, contained repair.

When to involve a specialist rather than a general builder

Small, cosmetic touch-ups away from UFH pipework and outside of any structural concern can often be handled competently by a general builder using the correct proprietary product. Larger repairs, anything involving UFH pipe, or a floor that has already seen repeated patch failures, are better handled by a screeding specialist who can match the repair material and method to the original screed properly.

Where a patch has already failed and the cause isn't obvious, an independent assessment of the original screed's condition is worth commissioning before repeating the same repair a second time with the same likely outcome.
