Floor build-up height is a frequent constraint: an overlay adds depth that has to be accommodated at thresholds and door clearances, which can rule it out on a tightly detailed refurbishment even where it would otherwise be technically suitable. Similarly, in an occupied building, full removal of a large area may need to be phased to keep parts of the building usable, which affects programme and cost.
