Cold stores and chilled distribution environments place unusual demands on a floor build-up compared with standard ambient-temperature buildings. The screed system needs to work alongside high-performance insulation, tolerate sustained low temperatures and cyclical thermal movement, and remain dimensionally stable over the life of the facility, all while carrying racking and material handling loads that differ from a typical commercial floor.
Because temperature differentials in cold stores are considerably larger and more sustained than in typical commercial floors, joint detailing and movement accommodation become critical rather than incidental considerations. Getting the insulation and vapour control layer right beneath the screed is just as important as the screed specification itself, since moisture migration into insulation under sustained cold conditions can seriously affect thermal performance and, over time, the structural integrity of the floor build-up.

Thermal movement and jointing
Cold store floors experience a much wider temperature range across their life than a typical commercial floor, cycling between ambient conditions during construction and the sustained low temperatures of operation. This makes movement joint design, spacing and detailing particularly important, since a joint layout adequate for a standard warehouse floor may be insufficient once the store is brought into full operation.
The screed specification, insulation thickness and jointing strategy need to be considered together as part of the overall floor design, ideally involving input from a structural or floor design specialist experienced in cold store construction, since these details interact closely and cannot always be resolved by the screed installer working in isolation.
Moisture control beneath the screed
Because a cold store floor sits above a sustained temperature gradient, controlling vapour movement through the build-up is essential to avoid condensation forming within the insulation layer, which would degrade its thermal performance over time. This typically requires a carefully detailed vapour control layer positioned correctly relative to the insulation and screed.
Screed curing and drying in this context also needs realistic sequencing: pouring and initially curing the screed usually needs to happen before the refrigeration plant is brought online, so that normal curing conditions aren't disrupted by premature low temperatures which can significantly slow or distort the screed's strength development.
Loading considerations from racking and handling equipment
Cold store floors typically carry heavier and more concentrated point loads than standard commercial floors, arising from pallet racking legs, mechanical handling equipment and stacked product. The screed's strength class under BS EN 13813 needs to be specified with these loads in mind, rather than defaulting to a standard commercial classification that may not account for racking leg loads concentrated over a small footprint.
Surface hardness and abrasion resistance also matter more in a cold store than in many other commercial settings, given the frequency of pallet truck and forklift movement, and the final floor finish or coating specified should be chosen with this wear pattern in mind alongside the hygiene requirements typical of chilled storage.
Ongoing performance once the store is operational
Once a cold store is brought into full operation, it's worth periodically inspecting movement joints and the general floor surface for signs of distress, since the cyclical thermal loading a floor experiences in service can reveal issues that weren't apparent during construction or initial commissioning. Catching early signs of joint failure or surface cracking allows repairs to be carried out before they affect racking stability or hygiene standards.
Any future alterations to the store, such as adding racking in new areas or changing the operating temperature range, should prompt a review of whether the existing floor build-up remains suitable, since the original design was based on specific assumptions about load and temperature that may not hold if the facility's use changes significantly.
