Removing Old Tiles and Adhesive Before Liquid Screed

Tile adhesive and grout residue left on a substrate is a poor base for a bonded screed, so full mechanical removal or a floating build-up is usually needed.

Refurbishment jobs often uncover a substrate with a patchwork history — old tiles lifted, but adhesive and grout residue still bonded firmly to the slab beneath. That residue is rarely a suitable surface for a bonded liquid screed, since its bond strength and thickness vary across the floor in ways that are impossible to predict without testing every patch.

There are generally two routes: remove the residue back to sound substrate, or design the floor as a floating system that doesn't rely on bonding to whatever's left. Which route makes sense depends on how much residue remains, what it's made of, and how much disruption the client can accept before the new screed goes down.

It's also worth remembering that lifted tiles rarely come away cleanly on their own. Whoever removed the old floor covering may have left behind sharp fragments, deep gouges from a hammer drill, or patches of adhesive at wildly different thicknesses from one room to the next, all of which need assessing before a preparation method can be chosen with any confidence.

Old Tile & Adhesive Residue — the points that decide it

  • Old tile adhesive varies in bond strength across a floor, making it an unreliable base for a genuinely bonded screed
  • Mechanical removal (grinding or scabbling) back to sound concrete is the usual route where a bonded finish is required
  • A floating screed over insulation or a separating membrane avoids the need to fully remove adhesive residue, provided the remaining surface is reasonably flat
  • Cement-based adhesive residue is easier to grind off than some flexible or epoxy-based adhesives, which can be more stubborn
  • Dust and debris from removal needs vacuuming thoroughly before any membrane or primer is applied
  • Old grout lines can leave slightly proud ridges that should be levelled with the rest of the surface before insulation or DPM is laid
  • Chipped or gouged concrete beneath lifted tiles sometimes needs its own patch repair before a new floor build-up goes over it
  • Identifying the original adhesive type in advance helps the screed contractor plan the right removal method rather than discovering it on the day
  • Skip and disposal arrangements for tile and adhesive arisings should be agreed before removal work starts, particularly on occupied refurbishment sites

Why residue undermines a bonded pour

A bonded liquid screed depends on consistent adhesion across the whole floor area. Old adhesive left in patches, at varying thicknesses and with different levels of remaining bond strength to the slab, creates a substrate that behaves unpredictably — some areas may hold, others may delaminate under load once the screed cures. Removing it back to the original concrete gives a known, consistent surface to work from.

This matters more on a bonded thin-pour system than on a thicker floating build-up, because a bonded screed relies on the substrate itself to carry a share of the structural performance. Anywhere the bond fails becomes a weak point that can eventually show as cracking, hollow-sounding patches, or premature wear at the surface.

Floating as the pragmatic alternative

Where full removal would be disproportionately disruptive or costly, floating the screed over insulation or a separating membrane sidesteps the bonding question entirely. The residue just needs to be reasonably flat and free of sharp high spots rather than fully removed, which can save significant time on a refurbishment programme.

This approach does add build-up depth, so it needs checking against door thresholds, staircases and adjoining floor levels before it's chosen as the default answer. On tighter refurbishments where floor-to-ceiling height is already limited, full removal followed by a bonded pour can sometimes be the more practical route despite the extra labour involved.

Dealing with different adhesive types

Cement-based tile adhesives grind off in a fairly predictable way, breaking down under a diamond-cupped grinder without excessive resistance. Flexible or epoxy-based adhesives, by contrast, can be considerably tougher — they're designed to stay bonded under movement, which is exactly the property that makes mechanical removal slower and more demanding on equipment and time.

Knowing which adhesive was originally used, even approximately, helps set realistic expectations for how long removal will take and what kind of grinding disc or attachment is appropriate. Where the history of the floor isn't documented, a small trial area is often the quickest way to establish how the material responds before committing to a removal plan for the whole floor.

Preparing the surface after removal

Grinding and scabbling generate a significant amount of fine dust and loose debris, all of which needs thorough vacuuming before any primer, membrane or insulation is installed over the cleaned substrate. Any leftover dust acts as a bond breaker in exactly the same way the original adhesive did, undoing the benefit of the removal work if it isn't cleared properly.

Old grout lines often sit slightly proud of the surrounding tile bed once the tiles themselves are gone, and these ridges should be checked and levelled along with the rest of the substrate. Left untouched, they can telegraph through a thin bonded screed or create an uneven base for insulation boards laid in a floating system.
