Liquid screed's self-levelling properties are one of its main advantages over traditional sand:cement screed, but 'self-levelling' describes the material's flow characteristics, not a guarantee against every site variable. Uneven insulation boards, incorrectly set level pins or laser levels, and interruptions during the pour can all lead to localised high spots or level variation across a floor.

Uneven levels matter for more than aesthetics: they affect how flooring finishes sit, can create trip points at thresholds, and, in more significant cases, may affect drainage falls or door clearances.

Diagnosis starts with an accurate level survey across the floor, since what feels uneven underfoot doesn't always correspond to where the true high or low points are.

Surveying the floor accurately

A grid-based level survey using a laser level, rather than relying on a spirit level or visual impression, is the reliable way to establish where a floor sits relative to the tolerances in BS 8204. This produces a clear picture of whether the issue is one or two isolated high spots or a broader systematic fall across the room.

Comparing survey results against where level pins or laser reference marks were originally set during the pour can help establish whether the setting-out itself was the root cause.

Correcting high spots and uneven areas

Isolated high spots are typically ground back using floor grinding equipment to bring them within tolerance of the surrounding area, with dust extraction to manage the process cleanly. Low spots, or a broader fall across a room, are usually corrected with a suitable levelling compound rather than grinding down the entire surrounding floor.

Where the cause was uneven insulation, this is a lesson for future pours rather than something correctable after the screed has set — proper insulation board fitting and taping at the outset is the real prevention.
