Ponding and Low Spots
Low spots that hold water or create a visible dip usually stem from substrate deflection, insulation settlement, or setting-out errors during the pour.
Ponding describes water or moisture visibly collecting in a localised depression on a floor, most often noticed during cleaning, in wet rooms, or where a floor has been left exposed to the weather before full enclosure. It's a symptom of a low spot, and while sometimes purely cosmetic, ponding can also indicate a level or fall problem that will affect the finished flooring's performance.
The underlying cause is usually mechanical rather than a fault in the screed mix itself: settlement or deflection in the substrate below, unevenly compressed or poorly seated insulation, or an error in the levels set out before pouring can all leave a dip that the screed simply follows.
In areas designed to have a fall — wet rooms, plant rooms, some balconies — a low spot away from the intended drainage point can be a more significant defect than a simple flat-floor low spot elsewhere, since it can leave standing water rather than directing it to drain.
Ponding and Low Spots — the points that decide it
- Ponding is the visible symptom; a low spot in the level is the underlying cause
- Substrate deflection or settlement is a common contributor to low spots
- Unevenly compressed insulation boards can create a dip that the screed follows
- In falls-to-drain areas, a misplaced low spot can leave standing water away from the outlet

Distinguishing cosmetic ponding from a functional fall problem
On a flat, level floor, a low spot mainly matters for flooring finish appearance and localised wear at the dip. In a wet room, shower area or any floor designed with a fall to a drain, however, a misplaced low spot can mean water collects away from the outlet rather than draining as intended, which is a functional as well as cosmetic issue.
A level survey referenced against the design fall (where one exists) or against a flat datum (where the floor should simply be level) establishes which situation applies and how significant the correction needs to be.
Correcting low spots
Straightforward low spots on a level floor are generally built up with a compatible levelling compound, feathered into the surrounding screed to avoid creating a new abrupt transition. Where the issue is a fall that doesn't correctly direct water to a drain, correction may need a more considered reworking of the screed profile in that area rather than a simple patch.
Investigating and, where appropriate, addressing the underlying substrate deflection or insulation settlement is worthwhile if the low spot is significant, to avoid the same issue recurring after a cosmetic fix.
