New build
Liquid Screed Cost for a New Build Plot
A new build floor is the best-case scenario for liquid screed pricing — open access, a clean slab, and often a large single pour.

New build plots tend to give liquid screed installers the conditions we'd design for if we could: unobstructed access before internal walls and finishes go in, a fresh slab with insulation installed to spec, and — on multi-plot developments — the chance to pour several floors back-to-back.
That combination usually makes new build one of the more cost-effective settings for liquid screed on a per-m² basis, particularly compared to a retrofit or a tight extension. But the number still depends on your specific plot size, depth spec and whether UFH is designed in.
This page covers what's specific to new build pricing; for plot-by-plot logistics on a development, see our lead times and booking page too.

New build scenarios and their cost profile
| Scenario | Cost profile |
|---|---|
| Single self-build plot | Best value once above the small-job threshold; open access helps |
| Small development (2–6 plots) | Efficient if pours can be scheduled back-to-back |
| Larger development (6+ plots) | Lowest per-m² rate, negotiable on programme |
| Phased build (screed before roof watertight) | May need extra weather protection, priced separately |
What keeps new build pricing efficient
- Insulation, DPM and UFH pipework fully complete and inspected before pour day
- Clear, unobstructed access for the pump and hose route
- Consistent depth and mix across multiple plots on a development
- A realistic pour date that doesn't clash with concrete deliveries or other trades

Send your plot's floor plan and target pour window and we'll quote it as a single job or as part of a phased development.
What we check before quoting a new build plot
We'll want sight of the floor plan, insulation and UFH specification, and confirmation of DPM installation before pricing — the same checklist as any job, but usually easier to satisfy on a clean new build slab than on a retrofit.
On multi-plot developments we'll also ask about sequencing, since pouring plots in a sensible order can reduce total mobilisation cost across the whole site.
