Zoning a UFH system means dividing the floor into areas that can be controlled independently, usually by room or group of rooms, each with its own thermostat and manifold circuit. This affects not just the heating controls but often the layout of screed pours and movement joints too.
Planning zoning alongside the screed layout, rather than as an afterthought, helps avoid awkward joint positions and uneven heating patterns.
Wireless room thermostats and actuator heads at the manifold are now common in zoned UFH systems, communicating over a proprietary radio protocol to open or close the flow to each zone independently. This reduces the amount of control wiring needed compared with a fully wired system, though signal range and interference should be checked in larger or more structurally complex properties before relying on wireless as the default.
Zoning & Room-by-Room Layouts — the points that decide it
- Zones are typically set up per room or per group of rooms with similar use and occupancy patterns
- Pipe loops for each zone connect back to a manifold, which may need to be positioned centrally for practical pipe runs
- Movement joints in the screed sometimes align with zone or room boundaries, though this isn't a fixed rule
- Different zones can be set to different target temperatures, useful for varying room uses
- Zoning strategy should be agreed with the UFH designer before pipe layout and screed pour sequencing are finalised
- Larger open-plan areas may still be split into multiple zones for more even heating control
- Wireless thermostats and manifold actuators are common in zoned systems, reducing control wiring compared with wired setups

How zoning influences the screed layout
While zoning is primarily a heating control decision, the practicalities of manifold position, pipe runs and sometimes movement joint placement mean it's worth discussing with the screeding contractor at an early stage, particularly on larger or more complex floor plans.
Zoning open-plan spaces
Even a single large open-plan room can benefit from being split into more than one heating zone, allowing for differences in solar gain, glazing or occupancy across the space, which in turn may influence how the screed pour is sequenced across that area.
Wired versus wireless zone control
A wired zoning system runs a control cable from each room thermostat back to the manifold's actuator heads, giving a robust, interference-free connection at the cost of more first-fix cabling. Wireless systems replace that cabling with a radio link between thermostat and actuator, simplifying installation but needing a signal range and interference check in larger or more structurally dense properties before being relied upon as the sole control method.
Adding a zone to an existing manifold later
Where a property is extended or a room is later split into an additional zone, the existing manifold's blending valve setting and overall flow balance may need reviewing, since adding a zone changes the flow demand across the group of circuits it serves. This is a heating design consideration that sits alongside any screed work in the new area.
Screed depth consistency across zone boundaries
Where a movement joint aligns with a zone boundary, cover depth on either side of the joint should still meet the same design figure, since a zone boundary is a control and pipe-loop division rather than a reason to vary the underlying screed specification.
Checking depth consistency across these boundaries during the pour, rather than assuming it follows automatically from the joint layout, helps avoid a locally thinner or thicker area developing at the transition between zones.
Commissioning a zoned system in stages
A zoned system can be commissioned zone by zone, which is useful where different rooms were poured at different times or where phased handover means some areas are occupied before others are finished, though the overall manifold balance still needs checking once all zones are live.
Recording which zones have been commissioned and when supports the same warranty and servicing purposes as a single-zone commissioning record, just broken down by area rather than covering the whole floor at once.
