Commercial office projects bring a different set of pressures to liquid screed UFH compared with domestic work, chiefly around floor loading, coordination with raised access floor systems, and programme pressure driven by lease dates or phased occupation. Office floors often need to support filing systems, server cabinets or dense occupation loads that residential floors don't, and the screed specification needs to reflect that from the outset.
Where a building uses a raised access floor for cabling and services, the screed sits beneath it as the heat-emitting layer, with the raised floor void handling the services runs above. Coordinating the interface between the two systems — finished screed level, any additional insulation layer, and pedestal or support positions — needs input from the M&E and floor system suppliers alongside the screed programme.
Commercial fit-outs are also more likely to be phased around partial occupation, with some floors or wings handed over while others are still under construction. This affects how and when screed can be poured, since occupied areas need protecting from dust, noise and moisture during pours taking place elsewhere in the same building.

Manifold and plant locations for commercial UFH are often more constrained than in a house, tucked into risers or plant rooms shared with other building services. Early coordination with the M&E contractor on pipe routes back to the manifold avoids conflicts once other services are installed.
Working around programme and phased occupation
Commercial programmes are frequently driven by lease commencement or fit-out completion dates, which puts pressure on sequencing screed pours around other trades finishing to a tight schedule.
