Floor coverings have thermal resistance and comfort limits that interact with screed depth and flow temperature to set achievable heat output.
Every floor covering has a practical surface temperature limit, both for comfort and to protect the material itself, and this limit sits alongside screed depth and flow temperature as one of the key variables your UFH designer balances.
Choosing a covering after the heating design is finalised, rather than before, avoids mismatches between what the floor can safely deliver and what the covering can tolerate.
Guidance bodies typically reference a comfort ceiling around 27-29°C for occupied living spaces, with slightly higher limits sometimes accepted in bathrooms, though the exact figure a designer works to should reflect current guidance and the specific covering rather than a number quoted from memory.
Why covering choice affects the whole system
A covering with high thermal resistance effectively insulates the room from the heat stored in the screed, meaning a higher flow temperature or tighter pipe spacing may be needed to achieve the same output. Changing the covering after the screed and pipe spacing are fixed can leave a system unable to meet the room's heat loss requirement.
Practical guidance by covering type
Tile and natural stone are usually the most forgiving coverings for UFH due to low thermal resistance and good tolerance of temperature and moisture. Engineered wood and LVT need product-specific datasheets checked for maximum surface temperature and, where relevant, moisture content limits before laying over a curing screed.
Rate of change matters as much as the ceiling
Some coverings, particularly engineered wood, are sensitive not just to the maximum surface temperature but to how quickly that temperature is reached. A commissioning regime that raises flow temperature too quickly can stress a wood covering even if the eventual steady-state temperature stays within the stated limit, which is why the manufacturer's commissioning guidance should be followed rather than a generic heat-up schedule.
Local hot spots near glazing
Rooms with large areas of glazing sometimes need tighter pipe spacing near the glass line to counter cold air, which can create a locally higher surface temperature in that specific zone. Where a heat-sensitive covering is planned, this local variation is worth checking against the covering's tolerance rather than assuming the room-average figure applies everywhere underfoot.
Commissioning heat-up and covering safety
The gradual heat-up regime used during commissioning is partly there to protect the floor covering as much as the screed itself, since some coverings, particularly engineered wood, are sensitive to how quickly surface temperature rises rather than only the eventual maximum reached.
Following the covering manufacturer's guidance during this first heat-up, alongside the screed manufacturer's commissioning schedule, reduces the risk of covering-related issues appearing shortly after a system is first switched on.
Manifold zoning to manage local hot spots
Where a room has a locally higher output area, such as tighter pipe spacing near glazing, zoning that area onto its own manifold circuit gives the option to manage its flow temperature slightly differently from the rest of the room if the covering's tolerance requires it.
This level of control isn't always necessary, but it's worth discussing with the UFH designer at an early stage where a heat-sensitive covering is planned for a room with known local hot spots.
