Specifying screed depth and strength for domestic versus commercial loading
Loading regime, more than the label 'domestic' or 'commercial', is what should determine screed strength class and depth on a given project.
It's common to see screed depth and strength decided purely on whether a project is labelled domestic or commercial, but the more reliable driver is the actual anticipated loading.
A commercial reception area with light foot traffic may need less from its screed than a domestic garage used for vehicle storage, so the specification should reflect use, not just building type.
Rather than labelling a whole building 'domestic' or 'commercial', it is more useful to walk each room or zone and note what will actually stand, roll or park on the floor, then size the strength class to that list.
Domestic vs commercial loading — the points that decide it
- Anticipated foot traffic, furniture, vehicles and equipment should be listed for each area before a strength class or depth is chosen.
- Commercial settings often justify a higher strength class where forklifts, trolleys or racking are involved, but not universally across every commercial floor.
- Domestic areas with heavy use, such as garages or utility rooms with plant, may need a specification closer to light commercial than typical domestic living space.
- Point loads from furniture legs, machinery feet or shelving should be assessed separately from general distributed loading.
- Reviewing loading area by area, rather than applying one blanket specification to a whole building, avoids both under- and over-specifying.
Why the domestic/commercial label can mislead
The label tells you about the building's use in general terms but not about the specific loads a floor will see. A better approach is to work through each area's expected use and translate that into a loading assumption the designer can specify against.
Coordinating with the structural or architectural designer
Where loading is uncertain, it's worth raising the question with the project's designer early, since strength class and depth decisions are much cheaper to adjust on paper than after the screed has been poured.
Programme risk from loading assumptions
Loading assumptions decided late in the programme can force a last-minute change to strength class, which then pushes back the pour date and every trade behind it.
The main contractor should be named as responsible for background heat and ventilation, since loading decisions and drying conditions are linked outcomes.
Confirming loading assumptions were met on site
Moisture readings and strength results taken area by area confirm that each zone's actual loading matches the assumption used to set its strength class.
A commissioning record noting which zone each test relates to lets a later query be traced back to the specific loading assumption made.
