Liquid Screed for Phased Multi-Plot Housing Sites

A plot-by-plot liquid screed service for phased housing developments, matched to build programmes, site logistics and staggered NHBC-style handover dates.

Multi-plot housing sites are rarely built all at once; plots progress in groups or phases according to the build programme, sales pipeline and available site labour, and the screed needs to be delivered in a rhythm that matches this rather than as a single one-off pour.

Working across a phased site means repeated visits over the life of the development, coordinating ready-mix or specialist screed deliveries, pump positioning and access across a live construction site where other plots may still be at foundation or frame stage while others are approaching handover.

We plan a delivery schedule with the site manager that reflects plot readiness, keeps pour quality consistent across the development, and allows for the inevitable adjustments that come with weather, supply chain timing and changes to the build sequence. Procurement is usually through a housebuilder's main contract or a build partner delivering plots on their behalf, with specification typically set once for the house types across the whole site.

A rhythm that matches the build programme

Rather than a single pour, a phased site needs a schedule of pours spread across the life of the development. We work with the site manager to plan these visits so that each plot's screed is poured when the plot is genuinely ready, without holding up the wider programme.

This often means we are on site repeatedly over many months rather than for one concentrated visit, and building a working relationship with the site team over that period helps us anticipate plot readiness rather than simply reacting to a phone call each time.

Consistency across a long-running site

With pours taking place over an extended period, sometimes many months, maintaining a consistent specification and quality standard across every plot matters as much as the individual pour itself, and we plan our resourcing to support that.

Where a site includes several house types, we typically agree a screed specification for each type at the outset, so plots of the same design receive an identical floor build-up regardless of which phase of the site they fall in.

Working within warranty provider requirements

Most new-build housing is covered by a structural warranty, and the inspection stages associated with that cover often align with key construction milestones, including the floor build-up. We work to whatever specification has been agreed to meet warranty provider requirements, and coordinate our pour timing so it does not conflict with any inspection due on a plot.

Keeping accurate records of what was poured, and when, across a large number of plots also supports the wider quality assurance process a housebuilder or their warranty provider expects to see on a phased scheme.

Logistics on a live, multi-stage site

At any one time on a phased site, some plots may be at foundation stage, others at frame, and others approaching internal fit-out, all sharing the same access roads and site compound. We plan pump positioning and delivery timing around this mixed activity, working with the site manager to avoid conflicts with concrete pours, crane movements or deliveries to neighbouring plots.

As the site progresses and access roads or plot boundaries change, we keep in regular contact with the site team so our logistics plan for later phases reflects the site as it actually is, rather than the original site layout drawings alone.

Phased Multi-Plot Housing Screed — the points that decide it

  • Screed delivered plot by plot to match the phased build programme
  • Repeated site visits coordinated with the site manager's sequencing
  • Consistent specification and quality maintained across all plots
  • Pump and delivery logistics planned around an active, multi-stage site
  • Programme adjusted for weather, supply timing and sequencing changes
  • Supports staggered handover dates across groups of plots
  • Specification set once per house type and repeated across matching plots
  • Coordinated with warranty provider inspection stages where relevant
  • Site access planned around live groundworks and other trades on adjacent plots
