Tiles Debonding From a Liquid Screed Base
Hollow-sounding or lifting tiles over a liquid screed floor almost always trace back to moisture, primer or movement issues at the interface, not the screed itself.
A tiled floor that develops hollow patches, cracked grout lines or fully debonded tiles within months of laying is a common complaint that flooring contractors and screeders end up disputing between themselves. In most cases the screed has performed exactly as specified, but the tiling sequence didn't respect its drying curve or surface preparation requirements.
Liquid screeds, particularly calcium sulfate types, need a primer before tile adhesive is applied and need to have reached an appropriate moisture level for the chosen adhesive and tile size. Skipping either step, or tiling before the screed has stabilised dimensionally, sets up a bond that looks fine on day one and fails progressively as the floor dries out and shrinks underneath the tiled skin.
Large-format tiles and natural stone are especially unforgiving because they have little flexibility to absorb differential movement, so debonding often shows up first at tile corners and along grout lines nearest doorways or heat sources. Because the symptom appears well after the tiler has left site, establishing exactly when the problem began is often the single most useful piece of evidence available to whoever is asked to investigate it.

Diagnosing the cause before repairing
Before any tile is lifted, it helps to establish when the debonding started relative to occupation, heating commissioning and season. Debonding that appears in the first winter after installation, coinciding with the heating being switched on for the first time, points strongly to a commissioning or drying issue rather than a workmanship defect in the tiling itself.
A moisture check at the screed-adhesive interface (where practical) and a look at the primer specification used will usually confirm whether the screed was ready for tiling when the work took place. Photographic records of the pre-tiling floor condition, if available, are valuable here.
Typical symptoms and how they progress
The earliest sign is usually a dull or hollow note when a tile is tapped with a coin or a small hammer, rather than the sharp ring of a well-bonded tile. This can be present long before any tile actually lifts or a grout line visibly opens, which is why a sounding survey often finds a larger affected area than the client had realised.
Left unaddressed, an isolated hollow tile tends to widen into a patch as adjacent tiles lose their edge support and take on more flexural stress each time the floor is walked on. In under-floor heated rooms, debonded patches can also feel noticeably cooler underfoot because the air gap beneath the tile insulates it from the heat below.
Root causes beyond primer and timing
Beyond premature tiling and missing primer, debonding can stem from an adhesive bed that was too thin or inconsistently trowelled, leaving voids that concentrate load on a small contact area. Using a rigid, general-purpose adhesive on a screed substrate that experiences ongoing thermal movement is another frequent contributor, since the adhesive has no capacity to absorb the tiny dimensional changes happening beneath it.
Movement joints omitted from the tiling layout, or not carried through from the screed below, are a less obvious but equally damaging cause: without a joint to accommodate expansion, stress concentrates at the nearest weak point, which is usually the tile-to-substrate bond rather than the tile itself.
Repair approach
Isolated hollow tiles can sometimes be re-bonded by injecting a suitable resin beneath them, but where debonding is widespread the safer route is to remove the affected tiles, prepare the screed surface properly (mechanical abrasion, priming, moisture check) and re-lay with a flexible adhesive rated for the substrate.
Where the underlying screed shows curling or has failed to bond correctly to a floating layer, the tiling contractor's remedial work will only mask a deeper problem, so it is worth ruling out screed-level defects first.
Preventing recurrence and who to involve
Preventing a repeat failure means addressing the sequence, not just the symptom: confirming moisture readings before re-tiling, using the correct primer for the screed type, specifying a deformation-category adhesive, and reinstating movement joints in line with the tiling layout guidance in BS 5385. A gradual, documented heating commissioning programme afterwards protects the new bond during its first heating season.
Because responsibility can sit with the screeder, the tiler, or the heating installer depending on what the investigation finds, involving an independent surveyor to establish the sequence of events is often the fastest way to reach an agreed, fair resolution when several trades are involved.
