It's a small detail relative to the overall floor pour, but the perimeter strip around a floating liquid screed does a disproportionate amount of work. Its job is to isolate the screed from the surrounding walls, columns and upstands, preventing rigid contact that would otherwise transmit both structural movement and impact sound directly into the building's structure, undermining the very isolation the floating floor design was meant to provide.
Where acoustic performance between floors is a specific requirement, whether under Building Regulations Part E for separating floors or a client's own comfort expectations, the perimeter strip becomes a critical component rather than a routine detail. Gaps in coverage, compressed or damaged strip material, or screed bridging over the top of the strip during the pour can all undermine the acoustic isolation the wider floor system is relying on, sometimes without any visible sign of the fault until sound transmission complaints arise after occupation.
We treat perimeter strip installation as a checked, verified stage of the pour rather than an assumed given, since it's far harder to correct after the screed has cured, and a single overlooked section of missing or damaged strip can be enough to compromise the acoustic performance of an otherwise well-designed floor.
Why bridging at the perimeter causes problems
If liquid screed is allowed to flow over the top of an undersized or poorly positioned perimeter strip and make contact with the wall or adjoining structure, the isolation the strip was meant to provide is compromised at that point. Even a small bridge can create a path for impact sound or structural movement to transmit into the surrounding building fabric, undermining acoustic separation that may have been carefully designed elsewhere in the floor build-up.
This is why strip height needs to be set generously above the intended screed level before the pour begins, with checks carried out during the pour itself to catch any local displacement of the strip before the screed cures around it and makes correction far more difficult.
Trimming and finishing without losing isolation
Once the screed has cured, excess perimeter strip protruding above the finished floor level is typically trimmed back to sit just below the skirting line, ready for the flooring finish and skirting to be installed. This trimming needs to be done carefully, leaving the isolation gap intact rather than removing so much material that the screed ends up in direct contact with the wall at skirting level.
Skirting and any other trim details fitted afterwards should also avoid rigidly bridging across the isolation gap, since fixing skirting directly through both the screed and the wall structure without any flexibility can reintroduce the exact rigid connection the perimeter strip was installed to prevent.
Detailing penetrations and thresholds correctly
Pipework, cables or other services that need to pass through the perimeter isolation zone require their own flexible detailing, since a rigid service penetration can act just like a bridging point and reintroduce a sound transmission path even where the surrounding strip is correctly installed. Sleeving or flexible collars around penetrations are typically used to maintain isolation at these points.
Door thresholds between rooms with different floor build-ups, or where a floating floor meets a non-floating area, also need specific attention, since the perimeter strip's continuity is naturally interrupted at an opening and a considered detail is needed to maintain acoustic performance across the threshold rather than leaving an unplanned gap in the isolation strategy.
Verifying acoustic performance after installation
On projects where Part E compliance or a specific acoustic performance target applies, sound testing after completion is the usual way to confirm the overall floor and ceiling build-up achieves the required standard, and a compromised perimeter strip is one of several possible causes if a test result falls short. Understanding this at the outset helps everyone involved appreciate why a detail as small as the perimeter strip receives this level of attention during the pour.
Where a test does identify a shortfall, checking the perimeter detailing is usually one of the first things worth investigating, alongside other potential causes such as flanking transmission through the surrounding structure, since perimeter bridging is a common and often correctable contributor to underperformance.
