Trapped Moisture Under Floor Finish
Trapped moisture occurs when a floor finish is laid before the screed has dried sufficiently, sealing residual moisture in and causing later problems.
Every screed needs to reach an appropriate moisture level before certain floor finishes are applied, because impermeable adhesives, vinyl, or coatings can effectively seal the surface once installed. If moisture remains trapped beneath, it has nowhere to go and can cause blistering, adhesive breakdown, mould growth beneath the covering, or a persistent damp smell.
This differs from a screed that simply hasn't finished drying yet: once sealed under an impermeable finish, the moisture is trapped regardless of how much time subsequently passes, and the problem generally needs the flooring lifted to resolve.
The risk is highest where a project schedule pressures flooring to go down early, or where moisture testing was skipped or carried out incorrectly before installation.

- Symptoms include blistering, lifting edges, adhesive failure, mould smell or discolouration
- Impermeable finishes (vinyl, some LVT, some coatings) are most at risk of trapping moisture

- Diagnosis typically requires lifting a section of flooring to inspect and test
- A moisture-tolerant DPM/surface membrane is an option on some projects where drying time is limited
Recognising the symptoms
Localised bubbling or blistering under sheet vinyl, tiles lifting at edges, a musty smell developing after installation, or visible tide marks and discolouration on the underside of lifted flooring samples are all indicators that moisture has been trapped rather than having properly dried out before covering.
Symptoms can take weeks or months to appear after installation, which sometimes leads to confusion about whether the cause is the screed, the adhesive, or the flooring product itself — a careful sequence of investigation is needed to establish where the fault originated.
Remedying trapped moisture
In most cases, the affected flooring needs to be lifted so the screed can be properly tested and allowed to dry, or force-dried, to a suitable level before reinstallation. Where programme constraints make waiting impractical, a surface damp-proofing or moisture-mitigation membrane can sometimes be used to allow flooring to proceed over a screed that hasn't fully reached the standard target, though this should be a deliberate, specified decision rather than a way of skipping testing altogether.
Whichever route is taken, retesting after any drying or mitigation work confirms the issue has genuinely been resolved before flooring goes back down.
