Side return extensions typically infill the narrow strip of land running down the side of a Victorian or Edwardian terrace, opening the kitchen into a wider, brighter space. Because the resulting floor plate is long and thin, sometimes with a dog-leg where it meets the original house, access for a screed pump and finishing crew needs a bit of planning, but the material itself handles the shape without difficulty.

As a free-flowing liquid, the screed self-levels along the length of the extension and laps neatly against the threshold to the existing kitchen, helping to minimise any step between old and new flooring. This matters on side return projects because the finished floor is often left exposed under a large expanse of glass roof or bifold doors, where any unevenness would be obvious. The sequence typically runs from underpinning and slab works, through insulation, DPM and underfloor heating pipe, to the screed pour itself, followed by tiling or timber once drying is confirmed.

We work closely with the builder or extension contractor on sequencing, since side return sites are frequently the most congested part of the build with scaffolding, deliveries, structural steel installers and other trades all competing for the same narrow strip. Getting the running order agreed early avoids the screed pour being squeezed into a gap that's too tight to allow proper drying before flooring goes down.

Coping with restricted access

Many side return sites have access only through the house or via a narrow gate, which rules out traditional barrow runs for sand and cement screed. A liquid screed pump line can often be threaded through a hallway or over a low wall, delivering material directly to the extension without the labour and mess of hand-carrying materials through a lived-in home.

We agree the pump hose route and timing with the main contractor in advance, particularly where the family is still living in the house during the build. Protecting existing floor coverings along the hose run is part of this planning, since the pipe often has to cross finished rooms to reach a side return at the back of the property.

Matching floor levels

One of the more fiddly aspects of a side return project is matching the new floor finish to the existing kitchen. We take levels from the original floor and the proposed finish to calculate the exact screed depth needed, allowing for the chosen final floor covering, so the two areas read as one continuous space once complete.

Where the extension includes a change in ceiling height or a structural beam bearing down into the side return, we also check that the floor build-up doesn't clash with any padstones or beam supports before agreeing final levels.

Trades and sequencing on a side return build

A typical side return programme brings together groundworkers, a structural steel or beam installer, an underfloor heating contractor, us for the screed, then plasterers, a kitchen fitter and a tiler or flooring contractor. Because the space is narrow, only one or two trades can realistically work in it at once, so the order in which everyone arrives matters more than on a wider-footprint extension.

We ask to see the wider build programme before confirming a pour date, so the screed goes down once insulation, DPM and heating pipe are complete and pressure-tested, but before the kitchen units are due to arrive.

Common pitfalls on side return floors

The most frequent issue we see is a pour date fixed before the heating pipe has actually been pressure-tested, which risks the pipe being damaged during the pour and only discovered once the screed has cured around it. We always ask for sign-off on the pressure test before pumping.

A second pitfall is underestimating how tight the pump hose route through the house will be once furniture and fittings are back in place; agreeing the route with the client during our site visit, rather than on pour day, avoids last-minute problems.
