Self-Builds
Liquid Screed and Underfloor Heating in Self-Build Homes
Self-build projects give full control over floor buildup and UFH design, provided screed is programmed at the right point once insulation and pipework are complete.

Self-build projects are, in principle, the simplest scenario for liquid screed UFH because the floor buildup is being designed from scratch with no existing structure to work around. In practice, self-builders are usually coordinating several trades directly rather than through a single main contractor, so keeping the floor buildup sequence tight — insulation, edge strip, membrane, pipework, testing, then screed — falls more heavily on the client or their site manager.
Because a self-build is often the client's only such project, it's common for questions to come up that a repeat developer wouldn't need to ask: how much notice we need, what needs to be ready on the day, what happens if the weather turns, and how the floor should be protected afterwards. We're happy to talk through all of this in plain terms before booking a date, since a well-briefed self-builder makes for a smoother pour day.
Self-build UFH designs also vary more in ambition than standard developer specs, sometimes including underfloor heating in a garage, workshop or basement alongside the main living space. Each of these zones needs its own consideration for insulation, expected floor loading and screed depth rather than simply extending the house specification into a different type of space.
UFH Screed for Self-Builds — the points that decide it
- Self-builds give full control over floor buildup with no existing structure to accommodate
- Coordinating insulation, pipework and testing before the pour usually falls to the client or site manager
- Clear communication on lead times, site readiness and weather contingency helps avoid delays
- Ancillary spaces like garages or workshops may have UFH designed to a different specification than the house
- Screed protection after the pour matters more on self-builds where the client may be visiting site regularly
- Self-builders benefit from seeing the pipe layout and pressure test results before the pour is booked
- Design changes made late in a self-build can affect screed depth, so early confirmation of the heating design helps
- Full design control on a self-build still means screed depth should follow the heating designer's calculation, not an independent preference
Coordinating trades without a main contractor
On many self-builds the client is effectively the main contractor, liaising directly with the groundworker, heating installer and screeder. We're glad to speak with all parties directly to confirm the floor is genuinely ready before a pour date is fixed — insulation laid correctly, edge insulation in place, pipework fixed down securely and pressure tested, and the area protected from other trades.
Booking too far ahead based on an optimistic programme is one of the most common reasons for delay on self-build pours. We'd rather confirm a realistic date once the floor is close to ready than lock in a date and have to reschedule.
Extending UFH beyond the main house
Garages, workshops and home offices built as part of a self-build sometimes get underfloor heating too, but the design brief for these spaces is often different — lower target temperatures, different floor coverings, or heavier point loads from vehicles or equipment. We ask what each space will actually be used for so the screed specification matches that use rather than assuming it should mirror the house.
